6 documented sequences

Damage, and exactly what it takes to undo it.

Most restoration galleries show you a wrecked room and then a nice one, and skip the part you are actually trying to understand: what happens in between, and why it takes as long as it does. These do not. Every case below runs the full sequence from the day of the loss to handover, one stage at a time, from a fixed camera.

These six sequences document the method, not a client's job file. The rooms are AI-generated visualizations reconstructing the damage types we are called to most often, built so each stage can be shown from an identical camera position: which is the only way a before-and-after actually means anything. The sequence, the standards and the equipment are exactly what we do on site. Photography of Mr. Restoration's own completed jobs is marked “Actual job” wherever it appears on this site.

Clean water, fast spread

A braided supply line lets go overnight. By morning there is standing water across the kitchen and it has already tracked under the cabinets and into the hallway carpet. What you can see on the floor is a fraction of what is actually wet.

  1. Category 1 means the water came from a sanitary source. That status is temporary: left sitting against organic materials it degrades to Category 2 within roughly 48 hours, and the scope of the job changes with it.

  2. Extraction is the highest-leverage hour of the whole job. Weighted extraction over carpet, wand over hard surface, and a moisture map drawn before anything is disturbed so the wet perimeter is a documented boundary rather than a guess.

  3. A flood cut at roughly 16 inches removes the wicked drywall and opens the wall cavity so it can actually dry. Toe-kicks come off for the same reason. Equipment is sized to the class of loss, not to what happens to be on the truck.

Grossly contaminated water

A blocked main pushes waste water back up through the lowest fixtures in the house. This is not a cleaning job. Category 3 water is grossly contaminated, and porous materials that absorbed it cannot be disinfected in place. They come out.

  1. Category 3 water carries bacteria and other harmful agents. The risk is not the moisture, it is what the moisture is carrying, so the response is a decontamination sequence, and occupants stay out of the affected area.

  2. A sealed containment barrier and negative air pressure go up before anything is disturbed, so nothing migrates into clean parts of the property. Crews work in full PPE. Affected porous materials are bagged inside the containment and removed.

  3. With the porous material gone, what remains is cleanable structure. It is cleaned first, an antimicrobial applied over soil does nothing, then treated, then dried under HEPA filtration.

  4. Subfloor where it was compromised, then tile, base, vanity and a reset toilet on a new seal. Everything that was removed is replaced new. Nothing porous that touched Category 3 water goes back in.

The stain is the symptom

Wind lifts shingles, rain finds the deck, and days later a brown ring appears on a bedroom ceiling. By the time it shows, the insulation above it is already saturated and the drywall is carrying weight it was never designed to hold.

  1. A stain is a map of where water has already been. A sag means the assembly is actively holding water and can fail without warning: which is why nobody stands under it and why the room gets cleared before anything else happens.

  2. There is no point drying a ceiling while it is still raining into it. The roof is tarped and dried in, then the failed section is taken down in a controlled cut and the saturated insulation is removed rather than dried.

A pan fire is out in ninety seconds and the damage looks contained to the cabinets above the range. It isn't. Protein and grease residue has already carried on the air into every room, and soot is acidic. It etches what it settles on.

  1. Soot is acidic. Left on metal, stone, grout and finished surfaces it moves from a cleaning problem to permanent etching within days. The difference between a clean and a replacement is often just how fast someone started.

  3. There is no single soot cleaner. Dry smoke lifts with a dry chemical sponge and is made worse by water; protein and grease need a solvent or degreaser. Once clean, surfaces are sealed, and odor is treated at its source rather than covered.

  1. An open structure is an insurance problem and a safety problem. Board-up and temporary weather protection happen first, alongside an assessment of what is structurally sound and what is not.
